What Is a DSCR Loan? Financing Rentals Without Personal Income Docs

If you have ever tried to buy a rental property but got stuck because your income paperwork was complicated — self-employed, multiple income streams, or lots of write-offs on your tax returns — a DSCR loan may be the answer. It is an increasingly popular financing option among real estate investors and Airbnb operators, because it looks at the property's ability to generate cash flow rather than your personal income.

What does DSCR mean?

DSCR stands for Debt Service Coverage Ratio. In plain terms, it measures whether the rent a property generates is enough to cover the monthly loan payment. The lender divides the rental income by the debt payment (principal, interest, property taxes, insurance, and HOA dues if any).

For example: if a property brings in $2,500 per month and the debt payment is $2,000 per month, the DSCR is 1.25. Any number above 1.0 means the property pays for itself.

The biggest difference from a conventional loan

With a conventional investment loan, the lender asks for pay stubs, two years of tax returns, employment verification, and calculates your personal debt-to-income ratio (DTI). With a DSCR loan, most of that documentation is not required. The lender focuses on:

  • The property's projected cash flow (usually via a market rent appraisal)
  • Your credit score
  • Your down payment and cash reserves

This makes DSCR especially useful for the self-employed, business owners, or investors who already own several properties that have pushed their personal DTI too high.

Who is a DSCR loan a good fit for?

  • Investors who want to grow a portfolio without hitting a DTI ceiling
  • Self-employed borrowers or business owners with complex tax returns
  • Short-term rental operators who want to qualify using the property's own revenue
  • Buyers purchasing through an LLC

Things to keep in mind

DSCR loans typically require a larger down payment — often around 20-25% or more — and the interest rate may run slightly higher than a conventional loan, because the lender takes on more risk by skipping personal income documentation. You should also expect to show a few months of cash reserves.

For short-term rentals, remember one important point: qualifying for a loan does not mean you are permitted to operate an Airbnb in that location. Short-term rental rules vary by city and county, and some areas ban them outright or require a permit. Always check local regulations before you buy.
